Tenant FAQs

  • Please email us at wpm@werbagroup.com to receive the email we have on file.

  • Rent is due on the FIRST day of every month. There is a 10-day grace period for payments to be made, but a $50.00 late fee will be added to your account for payments not received by the 11th day of every month.

  • You may pay your rent through your online RentCafe portal, personal check, bank certified check, money order, or cash. Checks and money orders may be mailed to 66-45 Fresh Pond Road, Ridgewood, NY 11385. DO NOT MAIL CASH!! You may drop off your payment to our office during our office hours.

    RentCafe charges a fee depending on which payment method you choose. We recommend paying via ACH deposit, as you incur the lowest fee. You may view the fees associated with each payment method by logging in to your RentCafe portal.

  • Your checks and money orders MUST BE made out to your landlord, NOT Werba Realty or Werba Property Management. Please refer to the Remittance Notice document in your Lease or Rental Agreement that specifies who you should your pay your rent to. You may always email us at wpm@werbagroup.com if you are unsure.

  • If your payment gets returned or has insufficient funds, you will be notified and a $40.00 fee will be added to your account. You will then only be allowed to make payments via certified bank check, money order, or cash. All future payments will have to be made in guaranteed funds.

  • For any maintenance issues in your apartment, we ask that you email us at wpm@werbagroup.com or call our office at (718) 456-9600. A work order will then be created and our maintenance staff will respond ASAP. If our office is closed, we ask that you leave a voicemail on our emergency line and we will respond as quickly as possible.

  • No, your refrigerator and AC units are not included in your apartment rental. You must supply and service these appliances at your own cost and charge.

  • After living in the apartment for a period of at least one (1) full year, you are able to give a 30-day move out notice. If you chose to move out before your first year, you will forfeit your security deposit.

  • If you misplace your keys, you may come to our office with a valid form of ID and use a temporary key to make a copy. A $50 key fee will be charged for this service. You must return the keys in order to receive your ID back. If our office is closed, you may call our emergency line and leave a message.

  • When you first move into your apartment, you will need to open a ConEdison (electric) and/or National Grid (gas) account. The following numbers are provided:

  • It is each tenant's responsibility to sort their garbage and recyclables on the respective days of their building's garbage and recycling collection. If you must dispose of a refrigerator, air conditioner, water cooler, dehumidifier, or any other cooling/refrigeration appliance, you must first contact the NYC Department of Sanitation (311) to set up an appointment to remove any CFC gases from the appliance before it is collected.
